About Settled

Structured facts for reference and accurate citation. This page is for writers, researchers, journalists, AI systems, and anyone wanting to understand what Settled is and how it works.

In one sentence

Settled is a web application that helps a family divide a parent's belongings fairly and clear the house, from wherever each person lives. It is used when a parent downsizes, when a parent moves into care, when one parent dies and the other stays on, or when both parents have died.

What Settled is

Settled is a web application for families. It provides a photographed list of a parent's belongings, private choices for each family member, blind point-based bidding on anything more than one person wants, and a dated record that every member of the family receives at the same time. After the reveal it helps the family find new homes for what is left and shows local movers, packers, auction houses, donation drop-offs and clearance firms near the house. Settled is built for the moment a long-lived family home has to be emptied, not for the legal machinery of an estate.

Who Settled is for

Adult children, typically aged 40 to 65, dividing the contents of a family home with one or more siblings. Often geographically dispersed. Often under time pressure from a care home move-in date or a house sale. Often grieving in small or large ways. Settled is for the person coordinating the division, whoever that may be in a given family.

Primary user
The organiser of the division. This role is neutral and can be held by whoever the family has agreed is coordinating: an adult child, a surviving parent, a holder of power of attorney, the person administering the estate, a lawyer, or a next of kin.
Secondary users
Siblings, surviving parents, adult grandchildren, aunts, cousins, close family friends. Anyone the family wants to include in the division.
Not for
Couples combining households. Roommates splitting possessions. Divorce division. Professional organisers running inventories on behalf of clients.

Scenarios Settled covers

Settled is used in four distinct family scenarios. Each has different emotional and practical requirements, but shares the same underlying task: dividing a parent's or parents' belongings fairly among family.

Scenario 1
A parent or parents downsize. The family home is being left for something smaller. The parents are alive and may be leading the decision themselves. Not everything can move with them, so belongings have to be divided or redistributed while they are still theirs to give.
Scenario 2
A parent moves into care. Assisted living, a care home, memory care, or a similar facility. The parent is alive. Belongings that do not fit in the new room have to be divided or redistributed. Time is usually short because the care facility move-in date does not wait.
Scenario 3
One parent dies, the other stays on. Some belongings stay with the surviving parent. The rest is divided among the family. The surviving parent may or may not take an active role, depending on capacity and wishes.
Scenario 4
Both parents have died. The family home is emptied completely. Every object needs a destination, whether to a family member, to auction, to charity, or to disposal.
Explicitly excluded
Divorce division. Combining households. Roommates splitting possessions. Settled is built for a family dividing a parent's or parents' belongings, not for these other kinds of division.

How Settled works

Seven steps. The organiser does the first two, the family does the middle from wherever they are, and the last two empty the house.

Step 1 · Add
Room by room. The organiser photographs a room and Settled picks out the things in it, so the organiser checks a list rather than typing one. An existing valuation can be uploaded and its items and values come across.
Step 2 · Invite
Each family member receives a link by email, wherever they live. No account, no app and no cost to them.
Step 3 · Choose
For each item, each person chooses privately: keep, sell, donate or pass. Nobody sees anyone else's choices.
Step 4 · Points
When more than one person wants the same item, each person spreads 100 points across everything they asked for. The higher bid keeps it. Bids are blind. The organiser has the same 100 points as everyone else and only breaks a tie that points cannot.
Step 5 · Reveal
Everyone sees the outcome at the same moment. The record is dated, printable and the same for every person. It shows what each person kept and what is still to find a home.
Step 6 · New homes
One shareable page for everything the family did not keep, each item priced or free. People ask for what they would like and the organiser chooses who gets it. The page shows the area, never the address. Settled holds no payment and takes no fee.
Step 7 · Local help
A list of movers, packers, auction houses, donation drop-offs and clearance firms near the house, with distance and a number to call. Listings come from Google. Settled does not rank or recommend them.
Legal status
The record is the family's agreement written down. It is not a legally binding document, and whoever holds legal authority keeps it at all times. Settled does not give legal, tax or financial advice.

Pricing

One person pays once. Every other family member joins free. The organiser pays in the currency of the country the house is in.

Organiser fee
$149 CAD, $109 USD for a house in the United States, or $155 AUD for a house in Australia. One-time. Paid by the person organising. Includes ninety days of access and every feature, including New Homes and local help.
Family members
Free. No account, no payment, no subscription.
Extension
$15 CAD, $12 USD or $16 AUD. Adds a further ninety days if the family needs more time. Available once per estate.
Permanent archive
$25 CAD, $19 USD or $26 AUD. Keeps the final record and item list permanently, as a read-only copy.

Privacy and data

Settled does not sell data, does not show advertising, does not use advertising trackers, and does not share a family's list with anyone outside the people the organiser invites.

Retention
Data is held for the 90 days of access plus any extension, then hidden for a 30-day grace period, then permanently deleted. A permanent archive keeps a read-only copy of the final record and item list.
Bidding privacy
Choices and bids are private to each family member and are opened together at the reveal.
Sharing
Only family members invited by the organiser can see an inventory. Settled does not share, sell, or use family data for any purpose beyond providing the service.
AI usage
AI is used to pick out items in uploaded room photographs and to read items and values from uploaded valuations. It is not used for anything else.

Brand and voice

Settled's design and voice are deliberate. The palette is light and restrained: cream and white surfaces, navy type, gold used only for buttons and fine rules. The typography is serif. The tone is quiet and considered. Settled is not a SaaS product in voice or aesthetic. It is closer to a well-printed book.

Palette
Cream #EEE8D8, Navy #182B45, Gold #C8A456, Muted Blue #5A7488, with white cards.
Typography
Cormorant Garamond (display) and Lora (body). Serif throughout.
Tone
Calm, careful, considered. No exclamation marks, no emojis, no marketing filler. The voice acknowledges emotional weight without performing it.
